Everyone knows that moving house can be a stressful experience. At Punch Robson we are here to help when you are buying and selling property. We aim to make sure that the legal side of things runs smoothly, and is thorough enough to ensure that you there are no nasty surprises.
Last year we helped more than 1000 clients buy or sell their home and we helped many more with other property related transactions and queries. We are proud to say that most of them were either returning clients or came to us through recommendation.
We offer a competitively priced conveyancing service and the necessary expertise to deal with a variety of cases. Our services cover everything from equity release to helping our clients access affordable home schemes, including help to buy and shared ownership. We are also able to provide advice to property investors of all levels of experience and on any scale of investment.
Our expertise is not just valued by our private clients. Our specialist conveyancing team has been working on behalf of one of the UK’s leading high street banks for many years – using our expertise to ensure that their mortgage investments are protected.
There are a number of legal problems that can happen when buying a property so it’s risky to buy a home without help from an experienced and skilled conveyancing solicitor. Not only is it a very complicated and time-consuming process, but there numerous legal documents that need to be completed. Mortgage lenders often ask for a solicitor to carry out the process. It’s not worth taking any risks when buying a home as it can be the most expensive purchase in your life.
We will explain the whole house buying and selling process to you, and help you to identify what you need to do and provide expert advice at every stage:
- If you are a purchaser, we will conduct various investigations and searches for you and your mortgage lender, and ensure you know as much as possible about the property before you buy it. If we find a problem or anything unusual, we will guide you and help you to tackle it.
- If you are a seller, we will help you to answer queries raised by your buyer and help you to find solutions to any legal problems relating to your property.
- Whether we act for a seller or a buyer, our aim is to help resolve any property-related legal problems so that contracts can be ‘exchanged’ at your earliest convenience. We will provide guidance to you before you make this legally binding commitment to the sale or purchase, and will help you to set a completion date for your property transaction.
- We will also guide you through the completion process, transfer funds on your behalf and facilitate the handover of keys. If you are purchasing we will advise on your Stamp Duty Land Tax liability, submit your tax return and pay any tax on your behalf, and also arrange to register your name on the title records held by the Land Registry. If you are selling, we settle all conveyancing bills including the estate agent’s invoice and arrange repayment of your mortgage.
